The buying team has been buying in the New York City Metro Area for years and are very familiar with the different neighborhoods as well as maintains various relationships with local residence, business people, community groups, etc.
Each property is inspected and the estimated cost of the refurbishing is factor into the estimated purchase and sales price to access the projected profitability on each lot.
The construction manager oversees a team of four foremen, who supervise multiple sub-contractors. There are twenty general subcontractors with crew of ten to twenty workers for demolition general carpentry and finishing. They are exclusively used by NSD New York. and have expertise in efficient and competent construction. In addition, specialty subcontractors are used for plumbing, electricians, carpet installation and roofing.
Simultaneously, Liberty Real Estate. (the sales organization) is responsible for marketing each property. Once the property has been listed, the home is marketed while the refurbishing is underway. Often the property is constructed to the buyers needs with a deposit and end-loan credit approval even as construction work is still in progress. Demand for quality housing is that strong.
